FAQ's
1. What types of property do you need?
We need 1 or more bedroom houses, flats and maisonettes with standard décor in a safe letting condition.
2. How much rent will I get?
The rent you receive will depend on the size of your property ie) how many bedrooms and reception rooms. You can find out how much rent we will pay for your property by contacting us and arranging a viewing.
3. How will the rent be paid?
You will receive your rent on a monthly basis directly into your bank account.
4. What standard should the property be?
Properties must be safe, clean and well decorated. The building must be in a good state of repair, fit for human habitation.
5. What documentation will you need from me?
If you decide you would like to lease your property with us we will require the following -
- CORGI gas safety test certificate.
- NICEIC electrical test certificate, issued by a NICEIC registered electrician.
- Energy Performance certificate (EPC).
- Three sets of all door keys to property.
6. Should properties be furnished?
No, we are only looking for unfurnished properties. No white goods please.
If anything is left behind in the property on handover, we cannot guarantee that they will be there at the end of the lease.
7. In what locations do you require properties?
We are currently only looking for properties in the London boroughs, please see our Areas page for details.
8. Do you charge administration fees?
No, we don’t change any administration fees.
9. Will the tenants still be there at the end of the contract?
No, at the end of the tenancy we will give you vacant possesion.
10. Who will pay for any disputes or tenant evictions? (If ever this is the case)
As we give you vacant possession, we do not leave you with non paying tenants.You do not have to pay expensive legal fees to evict and suffer the rent loss during the lenghty eviction process.
11. Who will be responsible for utility bills and council tax?
We make arrangements for all of the utility bills and council tax bills to be transferred to the tenant. For the rest of the tenancy period, the tenant will be liable for any utility bills and council tax bills, and we oversee this.
